My tenant is not paying the rent, what now?

This is undoubtedly an unpleasant situation. You obviously acquired your rental property for the income it generates and count on the rental payments. What to do when your tenant does not pay the rent? You cannot unilaterally evict the tenant or take back possession of the property of your own accord.

Contacting the tenant

In the event of late payment or non-payment, first contact the tenant. If the tenant still does not pay, send a formal notice of default by registered post without delay. This letter requires the tenant to pay within a specified period.

No response to the letter of default?

Unfortunately, you will then have no option but to refer the matter to the competent court. This can be done through a conciliation procedure or a judicial procedure.
